We offer six luxurious rooms: five upstairs in the main house and one studio apartment with kitchenette and private entrance on the second floor of the Carriage House located behind the main house. All rooms include:
All main house rooms open onto the second floor common area with refrigerator, microwave, Keurig coffee maker and electric kettle with tea selections; mugs, cups, wine glasses, plates and flatware; complimentary bottled water and sodas; poker/dining table with games and cards; seating areas and magazines; and a spacious upstairs balcony with chairs and porch swing.
Cable TV is available in the first floor parlor. The back yard has many seating options along with a gazebo, fire pit, deck area, and screened porch with rocking chairs. The wrap-around front veranda offers multiple seating areas.
Except for special events, we do not require a two-night minimum stay; however, rates are discounted for stays of two or more nights. All rooms are single or double occupancy. A rollaway for a third guest can be added in Jewel or Lillian for an additional charge which includes breakfast. Sarah's Studio can accommodate up to five guests with an additional charge per person which includes additional breakfast(s). Room rates are shown when you select your dates. The first night's rental per room is required as a deposit to hold your reservation.

Dr. Robert Hyer and his wife, Maggie Lee, built a Victorian-style house here in 1904, across from the original 1900 Southwestern University building where Dr. Hyer presided. Situated on the front west corner of the house, Maggie Lee’s room graciously honors the 1900s, with opulent gold, olive, and burgundy and a softly patterned upholstered wall, warmly lit with multiple wall sconces. Elegant, shimmering drapes with room-darkening shades and an ornate antique mahogany desk complement the impressive brass-and-marble king bed with pillow-top mattress. The substantial and original 1919 bathroom with upholstered walls and beveled glass window features hand-laid tile floors and antique fixtures, including a generously sized tub with tile surround and removable shower head, and a unique pedestal sink.
For guests renting Maggie Lee’s room and Jewel’s room, the Jack-and-Jill bathroom door can be unlocked.

William Sells and his wife, Olive Traylor Sells, bought the house from Dr. Hyer in 1911. When a fire in 1918 substantially damaged the house, the Sells had it repaired and expanded in 1919 in the fashionable Art and Crafts style. Olive’s room, on the front east side, pays homage to this style. Mellow gold and muted green Roycroft colors and William Morris’s “strawberry thief” wallpaper provide the warm and welcoming embrace typical of Craftsman homes. The many windows, with elegant drapes, lace café curtains embellished with birds, and room darkening adjustable shades, provide views of the mature pecan trees lining the property as well as Southwestern University’s historic administration building across University Ave. Relax on the oak mission-style king-size bed with pillow-top mattress, and enjoy Tiffany stained-glass lamps and a serene Morris chair. The private bath features the original 1919 tile and fixtures, including a large tub with tile surround and removable shower, and unique pedestal sink.

Dr. Albert and Jewel Rice owned this home from 1922 to 1944. Jewel’s room celebrates the Roaring ‘20s and the flair of Art Deco with peacock-influenced wallpaper in rich teal, sky blue, and subtle ecru. This is our quietest and most secluded room, in the southwest corner of the house. Jewel’s room is a spacious and refreshing retreat, with a magnificent king-size four-poster bed and plush pillow-top mattress, artistic nightstands, and a classic velvet bench. Bold valances and drapes with room-darkening adjustable shades adorn all five windows. Unique lighting fixtures in Jewel’s room include a vibrant Tiffany-style ceiling light and fan, and a peacock-feather stained glass torchiere lamp over the comfy chair. A unique en-suite split-bathroom configuration features a generous tiled walk-in shower across from a charming lavatory.
Jewel’s room can accommodate a third guest with a rollaway for an additional fee per night. Also, for guests renting this room and Maggie Lee’s room, the Jack-and-Jill bathroom door can be unlocked.

Sam and Lillian Henderson owned this home from 1944 to 1969. Lillian’s room has been refurbished in a transitional/forties feel with coral peach, delicate mint green, and warm cream colors to be graceful and inviting. This room is right at the top of the stairs on the south east corner of the house. Five windows, all with elegant drapery and adjustable room-darkening shades, provide the option to wake up to the rising sun shining through the crepe myrtles. Enjoy a majestic king-sized bed with plush pillow-top mattress and carved wood headboard and footboard; nightstands with ornate Tiffany stained-glass water lily lamps, and a unique antique mahogany vanity with folding mirrors. The en-suite bathroom has a tiled shower with removable shower head, original vintage tile floor, and beautiful leaded and beveled glass windows that cast prisms of color in the morning sunlight.

Around 1970, Burl and Patricia Brooks, who owned the local Sears store, bought the property. Originally the sleeping porch, Patricia’s porch sits a few steps down from the rest of the second floor, with window-filled walls providing excellent views of the landscaped gardens. On the back, south side of the house, this room is bright and sunny, yet light-blocking shades can easily make it tranquil and private. Macrame café curtains and earthy colors of burnt sienna and pale harvest gold bring back the seventies, when Patricia raised chickens in the back yard to sell the eggs at their Sears store, and ruled over the local flower-arranging society. An artistically carved wood four-poster king bed, comfy chair, and dark accent pieces provide a comfortable, graceful feel. A supplemental heating/cooling system allows guests to have complete temperature control. The en-suite private bathroom is enchanting and unique, featuring a generous custom tiled walk-in shower with built-in seat. The original windows sport the same light-blocking shades and macrame curtains as the bedroom, letting you enjoy the morning sunlight or complete privacy.

The original Carriage House was converted to apartments in the '20s or '30s, rented in the past to local students or soldiers. When John and Sarah Milburn owned the home in the nineties, Sarah used the second floor space as her studio, and installed the skylights. Now the second floor of the Carriage House is a 600-square-foot suite named in her honor as Sarah’s Studio. Exterior stairs bring you to a petite balcony, with bistro set, and the private entry. A few more steps bring you up into the Studio. The unusual angled ceiling, with skylights, track lights, and ceiling fans, make the space open, airy, and comfortable. The long, spacious living area includes a cable TV, comfortable plush rocking chair, clever desk with two cherry wood chairs, and a white iron vintage-style twin daybed and trundle. At the north end the fabric-covered walls of the sleeping nook embrace a vintage white iron and brass king bed with comfortable pillow top mattress, nightstands and lamps. In the kitchenette is a quaint breakfast table with four chairs; a retro metal-cabinet sink; refrigerator, microwave, coffee maker, electric kettle, and toaster oven. Dishes, glasses and silverware, as well as cookware, utensils and sink supplies, are included. The bathroom contains a large walk-in shower. Climate control systems (heat/AC units in the living area and the kitchenette) keep you comfortable in all seasons.
The daybed can be equipped with comfortable bed linens for a third person; the trundle bed can also be set up for a fourth person; and, a rollaway cot can be added for a fifth person. There are additional charges per night for more than two people, which include the additional breakfasts. Families with children of any age are welcome in Sarah’s Studio.
